From Enquiry to Moving In, Here's How It Works

Browse & Enquire

Find a property you're interested in and submit an enquiry or book an inspection online. We offer flexible viewing times, including weekends.

Attend the Inspection

Come through at your chosen time and get a real feel for the property. Our team is there to answer any questions, no pressure, no rush.

Submit Your Application

If it's the right fit, apply online through our application portal. We'll let you know what documents you'll need (see below) and guide you through the process.

Application Review

We assess all applications thoroughly and fairly, and aim to get back to every applicant within 1–2 business days. You'll hear from us either way.

Sign & Move In

Once approved, we'll prepare your lease, complete a thorough entry condition report, and hand over the keys. Welcome home.

Rental History

Providing details of your previous rental experience helps us process your application more efficiently. Be ready to supply current and past rental addresses, landlord or property manager contact details, and any relevant tenancy references.

Proof of Identity

Proof of Identity

To verify your application, you'll need to provide valid identification documents. This may include a driver's licence, passport, Medicare card, or other government-issued identification as requested during the application process.

Proof of Income & Funds

Please prepare documentation that demonstrates your ability to meet rental payments. This may include recent payslips, employment contracts, bank statements, Centrelink statements, or other evidence of regular income.

Tip:

The more complete your application, the faster we can process it. If your situation is a little different, self-employed, relocating, or renting for the first time, just reach out before applying. We're happy to talk it through.

How to Lodge a Request

Submit all maintenance requests through our online tenant portal, or contact us directly by phone or email. Please describe the issue clearly and include photos where possible, it helps us assess and action it faster.

Emergency vs. Non-Urgent

Emergency maintenance is anything that poses a risk to safety or could cause serious damage to the property if left unattended, things like a gas leak, burst pipe, no hot water, or a broken entry lock.


  • For emergencies, call us immediately on 0417 475 494. If you can’t reach us, you have the right under tenancy legislation to arrange an urgent repair through a licensed tradesperson, please refer to your tenancy agreement for qualified trades. Keep all receipts.
  • Non-urgent maintenance, like a dripping tap, a faulty light fitting, or a worn door hinge, should be reported through the portal or by email. We’ll acknowledge your request promptly and keep you updated on timing.

What to Expect

Submitting a maintenance request is simple. Once received, our team will review the issue, assess its priority, and coordinate the appropriate tradesperson if required. We'll keep you informed throughout the process and work to resolve the matter as efficiently as possible.

How do you select tenants?

Every applicant goes through a thorough check, ID, employment and income verification, rental history,
reference checks, and TICA. We present you with a shortlist and our recommendation, but the final decision is always yours.

Detailed entry and exit condition reports, plus routine inspections every 3-4 months, each with photos and a written report sent to you within one business day.
